I'm the founder and CEO of Australasian Project Group - a dynamic online education and business coaching company for digital marketing entrepreneurs and SME business owners; Alert Realty - a successful real estate company in Brisbane of Australia; and Smart Business Builders company as a Master Franchise for a larger real estate network group in Australia and New Zealand for their national business expansion; I am also the founder and CEO of the Affiliate Economy Hub and APG Connect designed to help affiliate entrepreneurs and business owners to build and grow their business by leveraging on what we can do with them from the rich pool of resources, connections and experiences in our TEAM, so that they can continue to grow and expand on their income streams, build up their business and personal assets.

My mentor has always highlighted to me that we will always grow bigger when we help others to grow and when we help to build other up we will begin to discover our true value and purpose in life. Our value is always found in how well we serve and not just in what we know.

I was a high school teacher in China. I came to Australia in 1989 with $1,000 dollars in my pocket. I had always wanted to be successful. A dream for most of us I am sure for all who had very little in life. I wanted to provide a good life for my family.
I worked very hard and did very well in the first 10 years of my MLM network marketing business. I was their second best performer network lead in Australia and had over 20,000 members under me spread across 12 different counties.
However in the year 2000, I suffered a number of setbacks arising from my earlier short-cuts and “fast track” approaches to business. I lost a lot of money in my overseas business investments in which I had very little control over.
In 2006, I made a commitment to my wife that I will let go of my increasingly complicated overseas ventures and dreams behind and will stay around for her and the family when our second child was born.
I sincerely believed that when one door closes, another will open.
However without any mentors, it took me almost 4 years to get my mind and my life settled back into Australia. I did not go to work and was getting desperate to find a new way out.
One day, a friend talked to me about a real estate agent’s job that might suit me. I did not pay much attention to him till my friend told me that the company can offered a $200,000 yearly salary package plus commission! That caught my attention straight away. I needed a job and this job can get me a pretty decent pay.
I figured out that if the company is willing to pay $200k a year, it means that the company will surely have a great training scheme in place. I was correct and I became a real estate agent in 2012 with that company. (One of the larger real estate network groups in Queensland)
My first three months in the internship was very tough because my poor command of the English language and the huge gap in my understanding of the Australia culture. Trying to get myself understood on the telephone and trying to securing an appointment with the home owners was super hard for me but because I wanted to build up my finances again, I had very little choice but to keep on going.
I spent over 15 hours a day studying and brushing up on my English and on how I should approach the home owners. I interviewed the top performing agents in the company and listened to the recordings over a hundred times. I wanted those words to be mine own and not just be a parrot. I needed to believe in them and to own them.
I made it through and graduated after those difficult 3 months… and soon, within a year, I became one of the top agents in the company. I won two BMW cars in our annual sales competition for two years in a row. The company opened up a local branch for me following my achievements and I became the branch manager.
A year later, I became their business partner when they created an international sales division. I was able to build up a team of over 30 sales people very quickly and we were selling over 15 properties each month.
I so enjoyed the time that I spent in selling property. I used to carry over 30 listings and made at least one property sale per week at a minimum.
With my earnings I bought five investment properties within those first 4 years under a family trust for the financial security of my young family. It made my wife very happy and proud of me. To be in the position to do that for the family meant a lot to me. The properties have mostly doubled in their market valuation since then.
It was a good time. Lots of cash rich Chinese investors and migrants were pouring into Australia.
However in 2018, the Australian government changed the policy to limit the overseas investors from borrowing money and investing in Australian property, and our international sales dropped dramatically.
My sales team went with it as well because we were all too dependent on overseas investors. That was my first lesson in the real estate business. We cannot depend on a single income stream. We have not learned how to build resilience into our business and to develop a multiple streams of income.
There are many factors that can suddenly cause the wind to suddenly change and some can affect our industry and current focus very hard. Building a greater resilience into the business and our company can make a huge difference.
